Three ways to work with us

Built on control. Designed for scale.

Frame is a real estate company focused on out-of-home media. We own, control and grow billboard sites for the long term.

  • New development

Own land or a building wall where a billboard could go? We review zoning, permitting, sightlines and traffic. If the site qualifies, we handle permits and construction.

  • Existing lease or easement

Already have a billboard on your property? We can buy the lease or easement for a lump sum, or offer a new long-term lease when yours comes up for renewal.

  • Billboard business acquisitions

Own one structure, a portfolio or an operating company? We buy boards, permits and whole businesses, then reinvest in them.

What we look at

How a site review works.

Every site is reviewed on its own merits. We can't promise approval or a specific income, but we will tell you plainly what we find.

Site suitability
Traffic volume, speed and road type, how far the site can be seen, and what is around it.
Permitting
City, county and state sign rules decide whether a new structure is allowed. Not every site can be permitted, and some areas allow no new billboards at all.
Responsibilities
The lease sets out who builds, maintains, insures and pays taxes on the structure, and how the land around it is used.
Timing
Existing-lease and acquisition deals can close in weeks. New development depends on permits, which can take several months or longer.
What drives lease income
Audience, visibility, market demand, whether the site can go digital, and the length of the lease.

Development

We build what we own.

From permits and foundations to steel and digital faces, we manage every new structure ourselves, then own and operate it for the long run.

What we buy

If there's a sign on it, let's talk.

Landowners, operators, estates and municipalities. One board or one hundred.

  • Existing billboard structures
  • Sign easements
  • The ground under a billboard
  • Wall and rooftop rights
  • Operating portfolios
  • Permitted or permittable sites

A long-term owner's mindset

We're not traders. We buy to hold.

Many billboard buyers plan to flip what they buy. We don't. We buy sites we want to own for decades, so we price for the long run, keep landlord relationships in good standing and reinvest after closing.

Today that portfolio is 414 faces in 11 markets, built through 12 acquisitions and developments since 2023.
